Without proper moisture control, crawlspace humidity can increase and potentially contribute to musty odors, damp insulation, condensation, mold, and deterioration of wood components.
A vapor barrier, also called a vapor retarder, is installed over the crawlspace floor to reduce the amount of ground moisture entering the space.
ENERGY STAR guidance notes that vapor retarders are commonly used in crawlspaces to prevent ground moisture from evaporating and moving upward into the home.
A properly installed vapor barrier should generally provide continuous coverage and be appropriately sealed as part of the crawlspace’s overall moisture-management strategy. Simply placing a loose sheet of plastic over part of the soil does not provide the same level of protection.

Weatherization addresses the crawlspace as part of the whole home.
Depending on the home’s construction and existing conditions, improvements may include air sealing, insulation, a ground vapor barrier, sealing penetrations, addressing accessible duct leakage, and correcting other energy-related deficiencies.
A properly sealed, moisture-protected, and insulated crawlspace can improve comfort, reduce energy loss, help control moisture, and protect the durability of the home.
That can mean warmer floors during winter, fewer drafts, better humidity control, and less work for the heating and cooling system.
What Should an Energy Assessor Check in a Crawlspace?
A professional home energy assessment should look beyond whether insulation is simply present. The assessor should evaluate how the entire crawlspace is performing and how it connects to the rest of the building envelope.
Important areas to inspect include:
- Existing insulation: Is there enough? Is it properly installed, or is it sagging, missing, compressed, wet, or damaged?
- Air leakage: Are there gaps around rim joists, sill plates, pipes, wiring, ducts, access doors, or other penetrations?
- Ground moisture: Is the soil exposed, or is there an appropriate vapor barrier?
- Signs of water: Are there puddles, staining, condensation, drainage problems, or evidence of previous flooding?
- Humidity and moisture damage: Is there visible mold, wood deterioration, dampness, or a musty smell?
- Ductwork: Are HVAC ducts running through the crawlspace, and are they properly sealed and insulated?
- Plumbing: Are pipes vulnerable to freezing or showing signs of condensation or leakage?
- Crawlspace vents and access points: How is the crawlspace currently designed and ventilated, and are openings contributing to air or moisture problems?
- Health and safety concerns: Are there combustion appliances, electrical hazards, pests, asbestos-like materials, or other conditions that should be addressed before weatherization?
ENERGY STAR specifically recommends checking crawlspace insulation levels and looking for air leakage when evaluating potential basement or crawlspace improvements.
The goal is not simply to find a place to add insulation. It is to understand where the home’s thermal, air, and moisture boundaries should be and whether they are continuous.
