Getting Your HVAC Ready for the Summer

Spring in New Jersey is short. By the time you’ve finished raking the last of the winter’s leaves, the temperatures are already climbing into the 80s and you’re firing up the AC for the season. If you don’t do anything to prepare your HVAC system between heating and cooling seasons, you’re not alone, most homeowners just flip the thermostat from “heat” to “cool” and hope for the best. The system usually starts up and runs, so the lack of preparation feels harmless.

The catch is that the system has been sitting dormant for six months, and small issues that went unnoticed last summer have had plenty of time to develop. A 30-minute pre-season checklist combined with a professional tune-up dramatically reduces the chance of an unpleasant surprise during your first 90-degree day.

Here’s a practical, prioritized guide to getting your HVAC ready for the New Jersey summer.

Replace the Air Filter

Start with the easiest, highest-impact task. Pull out the existing filter, look at it, and replace it with a fresh one if it’s dirty or you don’t remember the last time you changed it. For most central HVAC systems, a 1-inch pleated filter with a MERV rating of 8 to 11 is appropriate. Households with allergy sufferers or pets often benefit from MERV 13.

Avoid extreme high-MERV filters in older systems unless your equipment was designed for them, they can restrict airflow enough to cause performance and equipment problems. If you’re not sure what’s right for your system, your contractor can advise during a tune-up.

Set a calendar reminder to check the filter every month and replace it every 1 to 3 months during the cooling season.

Clear the Outdoor Condenser

Walk outside to your AC’s outdoor unit. Over the winter and spring, leaves, twigs, grass clippings, and other debris accumulate around and on the unit. Trim back any vegetation within two feet on all sides. Sweep or pick up any debris on top of and around the unit.

Once the area is clear, gently rinse the coil from outside in with a garden hose set to a low pressure. Avoid power washing, high pressure can bend the delicate aluminum fins. The goal is to remove pollen, dirt, and surface debris from the coil so heat transfer is unimpeded.

Take a quick look at the fins themselves. If they’re heavily bent or smashed, a technician can comb them straight during a service visit. If you see ant nests, hornet activity, or rodent damage inside the unit, those need professional attention.

Test the System Before You Need It

On the first warm-but-not-hot day of spring, ideally 65 degrees or warmer outside, turn the thermostat to “cool” and set the temperature 5 degrees below the current room temperature. Listen and watch for the following:

  • The system should start within a minute or two of the call for cooling
  • The outdoor fan should spin freely
  • You should feel cool air at every supply register within 5 to 10 minutes
  • There should be no unusual sounds, no grinding, screeching, banging, or rattling
  • You shouldn’t smell anything burning, musty, or chemical

If anything seems off, schedule a service call now, before the weather gets hot and contractors are slammed with emergency calls. Identifying issues in May is much less stressful (and usually less expensive) than identifying them in July.

Check Your Thermostat

Verify your thermostat is functioning properly:

  • Replace batteries if applicable
  • Confirm the temperature reading matches actual room temperature (use a separate thermometer to verify)
  • Walk through your programming or scheduling settings, make sure cooling schedules match your actual summer routine
  • If you have a smart thermostat, check its connection and verify it’s communicating with the manufacturer’s app

If your thermostat is more than 10 years old or doesn’t have programming capability, this is a great time to upgrade. Schedule a Professional Tune-Up

Even if you’ve handled the basics yourself, a professional tune-up addresses things you can’t reach or measure: refrigerant levels, electrical component readings, internal coil cleaning, drain line service, and overall system performance verification. The DOE and ENERGY STAR both recommend annual professional service for residential cooling systems.

Schedule the appointment for May or early June if possible. Contractors are less booked, parts are widely available, and any issues found can be addressed in time for peak season.

Inspect Your Ductwork (If Accessible)

If you have accessible ductwork in basements, attics, or crawl spaces, take a quick walk through:

  • Look for visible disconnections at duct joints
  • Check that flexible ducts haven’t been crushed or kinked by stored items
  • Verify supports are still in place, sagging ducts reduce airflow
  • Look for visible insulation damage on insulated ducts

Significant duct issues should be addressed by a professional. The DOE estimates that 20 to 30 percent of cooled air can be lost in poorly maintained duct systems, sealing leaky ducts is one of the highest-return improvements available.

Address Your Building Envelope

The most efficient HVAC system in the world can’t keep up with a leaky, under-insulated home. Spring is a great time to address building envelope issues that affect summer comfort:

  • Caulk gaps around windows and doors
  • Add weatherstripping to doors with visible gaps
  • Seal around plumbing and wiring penetrations on exterior walls
  • Check attic insulation depth and add more if it’s below ENERGY STAR recommended levels (R-49 to R-60 for our climate zone)
  • Install or repair window treatments to manage solar heat gain

Plan for the Worst

Despite the best preparation, sometimes things still go wrong during peak summer. Have a plan:

  • Know how to turn off the system at the thermostat and outdoor disconnect
  • Have at least one room with windows you can open in case the system fails during a hot spell
  • Consider a portable AC or fan for the bedroom of any vulnerable household members (elderly, very young, or anyone with health conditions)
